On Bonaire, however, the process works differently. A technical inspection is not automatically part of the transaction but can be included by the buyer as a condition in the offer.

For international buyers, it is therefore helpful to understand how this system works and how inspections can be used effectively during the purchase process.

How home inspections work in the United States and Canada

In North America, once a seller accepts an offer, the property is typically inspected by a certified home inspector. During this inspection, the inspector reviews elements such as:

  • structural components and foundation;
  • roof and roofing materials;
  • electrical systems;
  • air conditioning and ventilation;
  • plumbing and sanitation systems;
  • signs of moisture or maintenance issues.


The findings are summarized in a detailed inspection report. Based on this report, a buyer can usually:

  • renegotiate the purchase price;
  • request repairs from the seller;
  • cancel the agreement through an inspection contingency.

An inspection period is therefore often a standard part of the purchase agreement in the United States and Canada.

How inspections work on Bonaire

On Bonaire, a technical inspection is not automatically part of the purchasing process. The initiative lies with the buyer.

If a buyer wishes to have an inspection carried out, this is typically arranged through a contingency clause included in the offer and purchase agreement. This clause usually allows the buyer to terminate the agreement if the inspection reveals structural defects exceeding a predetermined threshold.

Compared to North America, the main differences are:

  • an inspection is not a standard step in the transaction;
  • the inspection terms must be agreed upon in advance;
  • termination rights generally apply only to significant structural issues.
